Buy to let mortgage advice

No face-to-face appointment is required for mortgage work, unless you would prefer to have one. We process most mortgage applications entirely based on phone and email conversations, which means less hassle for you, and faster mortgage approvals.

Our mortgage arrangement service for mortgages over £150,000 is completely free. For mortgages between £100,000 and £150,000 there is a £295 fee. Due to time constraints we are currently unable to help with mortgages of less than £100,000 unless you simply want to move to a new fixed rate with the same lender. Discounts are available where more than one mortgage is being arranged.

If all you want us to do is move you to a new fixed rate with your existing lender, no fee is usually charged even for small mortgages.

Based in Edinburgh and Yorkshire, IFAs and directors Matthew Harris and Wendy Cochran are property investors on a personal basis as well as being experienced independent mortgage brokers. As such we will not only arrange the most competitive buy to let mortgage financing for you, but can also guide you through your obligations to tenents, and the best way to build a rental portfolio.

As for other kinds of mortgages, applying for a buy to let mortgage has become a more regulated and much more time consuming and tiresome task for consumers in recent years. Some lenders will now insist that an IFA is used during the application, and many mortgage companies demand a much greater level of evidence to support an application. Comparing deals is just as difficult too, with mortgage companies deliberately using low interest rates to lure you in to products with high initial fees and long lock-in periods.

Our buy to let mortgage advice and arrangement service takes care of all of this for you. We will discuss your mortgage needs, use industry-leading software to find the best mortgage deals for your circumstances, apply on your behalf, and supply any documentary evidence that the mortgage lender asks for. If necessary we can usually get you a "decision in principle" from a mortgage provider within a few hours of your request.

We advise on most types of buy to let situation, including:

  • First time buyers, and clients with extensive portfolios.
  • Keeping your existing residential property to a buy to let ("let to buy").
  • Purchases and remortgages
  • Raising capital on a buy to let property for any legal reason
  • Applicants with smaller than usual deposits (as low as 20%)
  • Buy to let mortgages for limited companies (which escape the new mortgage interest tax relief rules)
  • Mortgages for applicants with difficult credit histories
  • Helping company directors and the self-employed get buy to let mortgages

Please note that we don't arrange mortgages for holiday let properties or self-build projects.

Because we are fully independent financial advisers we have access to all lenders in the market and will recommend the best product for you, without bias, including those from specialist lenders who only work via a mortgage broker. We can also recommend a good local solicitor to carry out any conveyancing work required, if you do not already have one.
